Desk-based

Ecological Appraisal Note, a quick first look.

A desk-based assessment of the likely ecological constraints and opportunities on your site. Ideal before you buy land, or to decide whether a site survey is needed.

No visitneeded, so it can be done quickly
Earlythe best time to spot costly constraints
How it works

Simple, fast and proportionate.

Tell us where the site is and what you have in mind. We do the rest from the desk.

  1. 1Tell us about the siteThe address, boundary and what you're planning.
  2. 2Desk studyRecords, designated sites, aerial imagery and MAGIC map data.
  3. 3Your noteA short report on likely constraints, opportunities and next steps.
Is it right for you?

Best at the very start of a project.

If your planning authority needs more, we'll say so upfront.

A good fit for

  • Land purchase and feasibility checks
  • Early design and pre-application advice
  • Deciding whether a site visit is needed

Choose a PEA instead if

  • Your planning authority needs a site survey
  • You need a BNG baseline

Questions we're often asked

Will an EAN be enough for my planning application?

Sometimes, for low-risk sites. Many authorities expect a site survey, so we'll tell you upfront if a PEA is the better choice.

How is this different from an Eco Check?

An Eco Check adds a site walkover, so it can confirm on the ground what the desk study suggests.
